Chapter 6 - The Contractor's BillDesperate and drowning in water, Martin called Frank Delgado—the contractor Audrey had spoken to weeks earlier.

Frank arrived two hours later in the pouring rain, looking at the collapsed bedroom ceiling and the flooded living room in utter disbelief.

"You need a total emergency restoration," Frank declared, shaking his head. "Water damage remediation, structural drying, drywall replacement, new hardwood floors, and a complete emergency roof tear-off and replacement."

"How much?!" Martin gasped, clutching his chest.

Frank pulled out his digital estimator tablet. "Emergency storm rate? Forty-two thousand dollars."

"Forty-two thousand?!" Elaine shrieked, nearly fainting onto the soaked couch. "Our insurance will cover it!"

"Not a chance," Frank replied coldly. "You opened the roof yourselves and left it unsealed during a documented storm warning. That's negligence. Insurance won't pay a dime. And by the way... Audrey is one of the most respected commercial project managers in this state. You had a master builder doing your home for free, and you blew it."

Frank turned on his heel and walked out, leaving Martin, Elaine, and Rachel standing in two inches of murky water inside their ruined house.
