Chapter 2 - The Federal LineWe checked Mom into the private wing of Saint Judeâs Medical Center within forty-five minutes. Dr. Aris, a sharp-eyed neurologist who had treated my late father years ago, took one look at my motherâs blue fingers and frail condition and immediately ordered a full battery of tests.

While the nurses wrapped Mom in warmed blankets and hooked up a warm saline IV, Daniel stood out in the quiet hospital corridor, holding his phone to his ear.
I stood by the glass door, watching him. His posture had completely changed. The gentle, quiet husband who cooked pasta on Sunday evenings was gone. In his place stood a man who looked like he was directing an artillery strike.
âMarcus,â Daniel said into the phone, his voice carrying a razor-sharp edge. âI need a priority check on a title transfer in Cook County. Property address is 1420 Elmwood Lane.â
On the other end of the line was Marcus Vance, Special Agent-in-Charge. I couldn't hear Marcusâs words, but I heard the low hum of his voice over the speaker.
âThe owner is my mother-in-law, Eleanor Vance,â Daniel continued, pacing the hallway. âShe suffered an ischemic stroke six weeks ago. Her son, Evan Vance, claims she executed a durable power of attorney and a quitclaim deed while hospitalized. He closed on a cash sale within forty-eight hours of her discharge and dumped her under a highway bridge.â
A sharp pause echoed over the line. Even through the phone, I could sense the sudden drop in temperature on Marcusâs end.
âWho was the closing attorney?â Marcus asked.
âIâm pulling the county land records on my tablet now,â Daniel said, tapping his screen rapidly. âThe deed was filed yesterday afternoon at three o'clock. The notary on record is a private notary named Greg Miller... affiliated with Apex Title Services.â
âApex Title?â Marcus grunted. âWeâve been monitoring Apex for three months on a separate wire-fraud investigation involving elder exploitation. They specialize in rushed cash closings for offshore flipping rings.â
Daniel stopped pacing. His eyes narrowed. âHow fast can you freeze the escrow account?â
âIf the closing happened yesterday, the funds are likely still sitting in the local settlement bank before the wire clears to the sellerâs account tomorrow morning at nine AM,â Marcus explained. âIf I issue an emergency federal hold under the Elder Financial Exploitation Prevention Act, I can lock every account associated with that transaction before sunrise.â
âDo it,â Daniel said without hesitation. âAnd Marcus? I want a forensic audit on Evan Vanceâs personal checking accounts, his wife Marissaâs business accounts, and every document Greg Miller notarized in the last six months.â
âConsider it done,â Marcus replied. âGet me the medical evaluation from the hospital proving she lacked cognitive capacity at the time of the alleged signature. Once I have that document in my hands, this isn't just a civil property disputeâitâs grand larceny, wire fraud, and federal elder abuse.â
Daniel hung up and walked back into Momâs room.
I was sitting beside her bed, holding her thin hand. She had fallen asleep, her breathing finally deep and steady under the warm blankets.
May you like
âDid you reach him?â I asked in a whisper.
Daniel knelt beside my chair, placing his arm around my waist. âThe funds freeze goes into effect at midnight, Hannah. Evan and Marissa think theyâre waking up tomorrow four hundred fifty thousand dollars richer. But by eight o'clock tomorrow morning, they won't be able to buy a cup of coffee with a debit card.â
